Assumptions

The key assumption made is that previously returns will be repeated in the future. This may not be the case. The actual rate of return may differ from this assumption. The calculator is used to illustrate the broad impact of consumer choices (for example, choices about whether investment is made in property) and should not be relied upon to make accurate predictions of your investment position and future returns. This calculator does not, for example, take into account the impact of fees and charges or inflation. The results which you generate when using the calculator are dependent on the variables you input and the assumptions made by the calculator. Investment calculator: General comments
When using the investment calculator, you can select the State where the potential investment is located, the suburb, whether it is a house or a unit and the year in which you considered purchasing it from the drop down box. The return which the calculator shows does not take into account a number of factors which will determine net profit, including tax, holding costs, administrative costs and interest.
In reality, it is not possible to predict the rate of investment returns in advance and the actual rate of return on any property investment will fluctuate from year to year instead of being constant from now until your retirement (for example). Small differences in the rate of returns can have a significant impact on your end retirement position.

Terms and Conditions of Entry

1. Information on How to Enter and Prizes form part of these Terms and Conditions of entry. By entering this Promotion, each Entrant acknowledges that they have read and understood these Terms and Conditions of entry. Participation in this Promotion is deemed acceptance of these Terms and Conditions of entry.

2. The Promotion is only open to "Eligible Entrants". Subject to clause 3, an "Eligible Entrant" is a person who (a) is an Australian resident; (b) is at least 18 years of age at the date of entry; (c) submits an entry in to this Promotion in accordance with these Terms and Conditions; (d) enters this Promotion for himself or herself exclusively and not on behalf of any other person or group of persons, including any syndicate of persons; and (e) does not in any way tamper with the Promotion and/or the entry process for the Promotion.

(a) Without in any way limiting the foregoing, if the Promoter is of the opinion, acting reasonably, that a person has submitted an entry to this Promotion as part of a syndicate or otherwise in any manner designed to increase the likelihood of the Entrant winning a Prize, the Promoter may, in its absolute discretion, declare that all entries submitted by that Entrant are invalid. The Promoter incurs no liability to the excluded Entrant for any loss or damage he or she may suffer if such a declaration is made.
3. Employees of the Promoter and their immediate families, employees of the Promoter's related companies and their immediate families and employees of any agencies involved in this Promotion and their immediate families are ineligible to enter.
4. The Promotion commences on 09/06/2008. Final entries close and must be received by 11:59pm (AEST) on 31/05/2009 (“Competition Period”).
5. To enter, individuals must, during the Competition Period either:

(a) Send an SMS to 0427 777 721 with their Name and Postcode. [Example of correct entry JOHN SMITH 7000]; or

(b) Go online to http://www.premiumfinance.com.au/competitions, follow the Promotional link to the competition entry page, and accurately complete all required fields in the online entry form in full

6. No purchase is necessary. Entry is limited to one (1) entry per person/household only during the Competition Period.
7. Entrants will be charged a standard messaging rate of 25c (or as per standard SMS messaging rate specified by their provider) for submitting a successful entry via SMS. 160 characters are available in this message. Charges apply for each SMS, regardless of error or any other occurrence or omissions. Any cost associated with accessing the Promotional website is the Entrant’s responsibility and is dependent on the Internet service provider used.

8. SMS entries submitted via the Internet are not valid and will not be accepted. The use of any automated entry software or any other mechanism or electronic means that allows an Entrant to automatically enter is prohibited and will render that Entrant’s entry (and/or all entries where applicable) invalid. The Promoter may, in its sole discretion, disqualify all entries from, and prohibit further participation in this competition by, any person who tampers with or benefits from any tampering with the entry process or with the operation of the competition or acts in violation of these conditions, acts in a disruptive manner or acts with the intent to annoy, abuse, threaten or harass any other person.

9. The Promoter reserves the right, at any time, to verify the validity of entries and Entrants (including an Entrant’s, identity, age and place of residence) and to disqualify any Entrant who submits an entry that is not in accordance with these Terms and Conditions or who tampers with the entry process (including but not limited to tampering by way of use of techniques designed to avoid the payment of SMS costs). Failure by the Promoter to enforce any of its rights at any stage does not constitute a waiver of those rights.

10. Incomplete, indecipherable or illegible entries will be deemed invalid.

11. The Promoter’s decision on all matters is final and no correspondence will be entered into.

12. The Major Prize Draw will take place at messagemedia Interactive, Level 22/385 Bourke Street, Melbourne, Victoria 3000 on 03/06/2009 at 2pm (AEST). The Winner will be notified by telephone and in writing and their name will be published in The Australian on 23/06/2009.

13. The first valid and eligible entry drawn in the Major Prize Draw will win $10,000 (“Prize”). The Prize will be awarded in the form of a cheque made out to the Winner. Any costs in excess of the (GST inclusive) value of the Major Prize and all ancillary costs associated with redeeming the Major Prize are not included and are the sole responsibility of the Winner.

14. Total Prize Value is $10,000

15. The Promoter reserves the right to conduct such draws as are necessary at the same time and place as the original draw on 15/09/2009 to distribute any Prizes which remain unclaimed by that date subject to any written direction given under clause 37 of the Lotteries and Gaming Regulation 1993 (SA). Winners will be notified by telephone and in writing and Winners’ names will be published in The Australian on 30/09/2009 (if applicable).

16. The value of all Prizes is accurate at the date of commencement of the Promotion. The Promoter accepts no responsibility for any variation in the value of the Prizes after that date. All Prize values are in Australian dollars and include GST.

17. Prizes, or any unused portion of a Prize, are not transferable or exchangeable and cannot be taken as cash, unless where otherwise specified.

18. If any Prize (or any part thereof) is unavailable, the Promoter, in its discretion, reserves the right to substitute the Prize (or any part thereof) with a Prize of equal value and/or specification, subject to any written directions from a State and/or Territory regulatory authority.

19. If the Promoter determines that any Winner was under 18 years at the time entry, their entry will be deemed invalid and a new Winner will be drawn.

20. If a Prize has already been awarded, but the Promoter determines that the Winner was in fact in breach of these Terms and Conditions of entry upon entering this Promotion, the Promoter reserves the right to request the Winner to return the Prize, or its monetary equivalent (at their own cost). If this occurs, a new Winner will be selected. Each Entrant acknowledges this condition upon entering this Promotion.

21. The Promoter and any of their employees, contractors and agents or employees of their contractors and agents, accept no responsibility for late, lost or misdirected entries. All entries are deemed to be received at the time of receipt in the Promotional database and NOT time of transmission by the Entrant.

22. The Promoter, and any of their employees, contractors and agents or employees of their contractors and agents, reserves the right to refuse to allow a Winner or any/all companions to take part in any or all aspects of the Prize, if the Promoter or the team determine, in their absolute discretion, that a Winner is not in the mental or physical condition necessary to be able to safely participate in the Prize. The Winner and their companions may be required to sign a legal release and/or other documentation in a form determined by the Promoter in its absolute discretion.

23. All winning entries will be entered into a database. The Promoter may use the Winner's full name, likeness, image and/or voice and any other details for any Promotional, marketing and publicity purposes in any media worldwide without any fee being paid to the Winner.

24. The Winner accepts their Prize at their own risk. To the full extent permitted by law neither the Promoter, and/or any of their employees, contractors and agents or employees of their contractors and agents, and companies providing Prizes for the Promotion, will not be held liable for any liability/loss/damage/expense/death/personal injury suffered or incurred or any dispute (including, but not limited to, direct/indirect/consequential loss) arising out of, or in connection with, this Promotion, the provision of Prizes, use or participation in such Prizes or Promotion of this competition.

25. The Promoter, and any of their employees, contractors and agents or employees of their contractors and agents, accept no responsibility for any tax implications that may arise from the Prize winnings. Independent financial advice should be sought by Winners. The Promoter and its related bodies corporate make no warranties and accept no liability in relation to any Prize, its condition or fitness for any purpose. All warranty claims should be directed to the manufacturer of the Prize.

26. The Promoter and any of their employees, contractors and agents or employees of their contractors and agents, is not responsible for any problems or technical malfunction of any telephone or network or lines, servers or providers, computer equipment, software, technical problems or traffic congestion on a mobile network, or any combination thereof, or any other technical failures including any damage to Entrants or any other persons computer or mobile handset related to, or resulting from, participating in this Promotion.

27. If for any reason the Promoter, and any of their employees, contractors and agents or employees of their contractors and agents, determines in good faith and its sole discretion that this Promotion is not capable of running safely as planned, including but not limited to events such as infection by computer virus or bugs, tampering, unauthorized intervention, fraud, technical failures or any other causes beyond the control of the Promoter, including but not limited to vandalism, power failures, tempests, natural disasters, Acts of God, civil unrest and strikes, which might corrupt or affect the administration, security, fairness, integrity or proper conduct of this Promotion, the Promoter reserves the right and may in its absolute discretion cancel the Promotion and recommence it on similar Terms and Conditions, subject to State and/or Territory regulations.

28. All entries become and remain the property of the Promoter and will not be returned. Upon entry into this competition, the Promoter will collect personal information about you so that you can participate in the competition and the Promoter can administer the competition. To do this, the Promoter will disclose your personal information to organisations to which the Promoter outsources functions, and organisations associated with this competition. The Promoter may use this information, in any media for future Promotional, marketing and publicity purposes without any further reference, payment, or other compensation to the Entrant, including sending the Entrant electronic messages. If you are a Winner, the Promoter will disclose your first initial, surname and suburb or city of residence and State of residence to the media, who will publish these details. If you do not provide your personal information upon entry, you cannot participate in the competition. Access to personal information may be requested by contacting the Promoter.

29. Should an Entrant’s contact details change during the Promotional Period, it is the Entrant’s responsibility to notify the Promoter.

30. The Promoter is bound by the National Privacy Principles in the Privacy Act 1988.
